Just what do you mean "upside down", M.J.??? If you're talking about the Hunters Creek homeowner association, it is teetering on the brink of insolvency. LG&E was about to shut off the street lights in Hunters Creek but the president of the homeowner's association discovered that they have been billing for roughly twice the streetlights that were actually installed. The homeowner's association is trying to secure a credit for the over billing that occurred. The homeowner’s association is in a tight spot because most people aren’t paying their association fee.

All the same, the homeowners association is running short of funds to maintain common areas like the entrance and playgrounds. There's a number of homes in Hunters Creek that are in or near foreclosure and many more that have been bought by various 'we buy houses fast' rackets that steal what little equity people have built up in their homes and then rent the houses out to anyone who's got a pulse.

I have friends in Hunters Creek and they're very unhappy now. They can't move because their credit is good but not great. You have to have stellar credit to get a mortgage right now. He wanted a new home rather than a 'used' one. I tried to explain to him the upside and the downside of purchasing a new home rather than a pre-existing home. I guess he's going to find out for himself. Hunters Creek seems to be going ghetto really fast. Frowner



You pretty much nailed it! Yes I know who your friends are. I know all about our President. We are really good friends with him. As for your friends,we feel their pain,trust me. We want out as well,but when you have a bank that won't even hear of a short sale welp here we lay in our graves. Mad


I understand the Hunters Creek HOA is making additional assessments to make up a deficit and get its creditors paid. What a mess! Frowner


Yep and we aren't paying along with 100 other folks. We don't feel we should have to pay until they chase down everyone who owes dues now and from back when. The president and another board member dropped out. It's more than a mess. Mad

I was told he paid it,but he only paid it because he was told the HomeOwners votes wouldn't count if it wasn't paid. I seen some signs up saying Vote NO to the HOA,and the rumor mill says he put them up. LOL @ him. He can be funny sometimes.

I've known the guy since high school. Whatever he believes, he believes very strongly and he's willing to fight for it (literally). In the case of the Hunters Creek HOA, I can't blame him. The HOA seems to be very ineffective at collecting dues owed it. I don't know what avenues Kentucky state law allows for HOA's to collect delinquent HOA dues. My friend’s wife told me that without a social security number, it's impossible to get a private collection agency to handle it. I would still think that putting a lien on a house would be an effective way to get someone's attention. Supposedly, however, the lien doesn't get satisfied until the property is sold so that doesn't help the immediate financial situation of the Hunters Creek HOA.

A lot of what is hurting Hunters Creek is the general real estate market in general. Foreclosures are up and Hunters Creek has more than its fair share of foreclosed homes due to the easy qualifying that Dominion Homes offered. Many homes in Hunters Creek were financed with no money down and that brought in some who weren't ready for the financial stresses of home ownership. I'm sure it's very disheartening to see the neighborhood you bought into go downhill so quickly. My friend tells me that a lot of the homes in Hunters Creek are now worth less than they were purchased for. You're both in my prayers. Confused
